The escrow process starts when buyer and seller agree on a contract to sell and open process to gather information such as payoff and start compiling documents. Escrow involves more than payoff and includes a lot of other items that affect the sale of the home like homeowner's associations and other liabilities that are included in the sale of a home. The title company also performs due diligence to help discover other possible hidden obligations affecting the sale of the home that protects the buyer.
