You don't need a ladder to inspect your roof
Lucky for us there are plenty of roofs out there that we can afford, but chances it will still need maintenance. Grab a pair of binoculars and give your roof a quick once over.

    Thats what they are there for.Most roofing companies will evaluate the condition of your roof for free.If you have a newer roof and are told it needs major repairs then get some other roofers to evaluate it and compare reports.Special attention should always be given to areas where flashing was installed (valleys metal,ventilators,skylites,roof to wall and any places where the pitched roof meets flatroofs (tie ins),if you have a low pitched roof keep it clear of debris and watch for ponding water (water weighs plenty and will cause more problems the longer ponding takes place)
