What are they building? Construction boom comes to Wallingford

South Lake Union and Capitol Hill aren’t the only Seattle neighborhoods undergoing an invasion of construction cranes, as Fremont and Wallingford are seeing their own building booms underway.

In this week’s edition of “What Are They Building,” we set our sights on several high-profile projects underway just north of Gasworks Park.

The largest is NorthEdge, where a new office/technology center is slowly taking shape in a massive hole spanning an entire city block, bounded by North 34th Street, Densmore Avenue North, North Northlake Way, and Woodlawn Avenue North.

Developer Touchstone says on its website the building is a four-story, 208,000-square-foot, u-shaped complex. Just steps from Gas Works Park and Lake Union, it will feature a 38-foot wide central outdoor court with sweeping views across the lake to downtown. It will also feature a series of small roof terraces and walkways stepping down towards the lake.

Work is underway on two other large projects just east of the site.

Apartment developer AMLI residential has broken ground on two large apartment and mixed-use buildings along Wallingford Avenue North, one on the corner of N. 34th Street and the other just south of Varsity Inn restaurant.

Plans call for 212 apartments and 27 live-work areas spread across the two sites.

Both buildings offer a diverse mix of residential units including one, two and three bedroom apartments, flats and lofts, according to AMLI’s plans.

The north building is the larger of the two with 132 apartments and 14 live-work spaces.

The south site features 80 apartments and 13 live-work spaces.

Both offer expansive courtyards and patios flanked by lush gardens and landscaping, looking down upon Gas Works Park, Lake Union and downtown.

The development has drawn plenty of criticism from neighbors since it was proposed several years ago, who argue it is too big and compromises the character of the neighborhood.

AMLI has not responded to a request for comment.
