What are they building? Filling in a giant hole off 85th in Greenwood

This week’s “What are they building” might be more accurately titled, “What will fill the giant hole,” just off North 85th Street and 1st Avenue Northwest in Greenwood?

Crews are just beginning construction of the site, which was demolished in December.

It might just look like a pit right now, but the site will become a mixed-use urban redevelopment.

The project, expected to be complete in Spring of 2016, will house 105 residential units, 86 parking stalls, and approximately 9,108 square feet of retail space.

The mixed-use development, called Janus, is being developed by Security Properties with the architects at Bumgardner. The building’s front will face 85th Street and Fred Meyer, the back will face an alley and single-family homes. There are plans for a fitness room and “bike club.”

The site stretches 277.36 feet parallel to 85th and is named after the Roman god of transitions, Janus. The god’s image typically features two faces.

Before it was a pit, a commercial structure and two vacant single-family homes occupied the land.

The next step for the project is pouring concrete for the garage layers.

The project adds to Security Properties’ growing list of developments. Its largest residential building in Seattle is On the Park at 2233 NW 58th Street, according to the company’s website. The building houses 268 units. The company also developed Millington at Merrill Creek, a 344-unit building in Everett.

Security Properties’ target markets are in Washington, Oregon, California, Arizona and Colorado.
