Bellevue Real Estate Company Snaps Up Seattle Apartment Complex

Kidder Mathews recently announced that Bellevue’s Nordic Partners Investments has acquired Monticello, a 107-unit apartment building located at 415 Boren Ave. in Seattle’s First Hill neighborhood.

Kidder Mathews’ Simon | Anderson Mulifamily Team represented the seller and brought Nordic Partners Investments into the deal.

Built in 1957, Monticello has 42,342 square feet of rentable space. The property was not publicly listed for sale but received multiple competing offers, according to Kidder Mathews’ news release.

“Monticello is proof that capital is actively hunting for Seattle multifamily,” said JD Fuller, associate vice president at Kidder Mathews, in the release. “We generated multiple offers on an off-market process for a 1957 vintage asset with meaningful economic upside. When buyers are competing that hard for value-add deals, it tells you exactly where investor conviction sits right now.”

In a LinkedIn post from Nordic Partners Investments, the company said it purchased the property for $14.35 million, or $134,112 per unit, and plans to rename it Nordic Sloane. This is the largest property the company has acquired to date.

Plans for the property include replacing the building’s roof membrane during the first year, renovating currently vacant units, and moving property management in-house.

The property is near Swedish First Hill, Harborview Medical Center, and Virginia Mason Medical Center, with Seattle University and downtown Seattle nearby.
