A 121-year-old Fremont landmark gets new life as Seattle brewery moves in with 3 concepts

The Theo Chocolate building in Seattle’s Fremont neighborhood is headed toward a major revamp, with three new food-and-beverage concepts planned for the landmark space.

The Seattle-based owners of the 121-year-old landmark building, Here Today Brewery & Kitchen, are opening three different concepts inside the building located at 3400 Phinney Avenue N., according to The Puget Sound Business Journal.

All three concepts are expected to open this fall, including Good Bones Coffee; a cocktail and snack bar dubbed the Glitter Paw Lounge; and Marigolds, a “pint-sized” cocktail and oyster bar.

Fremont building previously housed Redhook Brewery, trolley barn

The roughly 32,000-square-foot building was previously home to Redhook Brewery’s production facility and the Trolleyman Pub, which took over the space in 1989. The building itself was designated as a Seattle landmark in that same year.

The building began as a Fremont Trolley Barn after it was built in 1905, and housed roughly 60 of Seattle’s streetcars at one point before the system ended in 1941.

Theo Chocolate took over the space and held it for nearly two decades before it ceased its factory operations in 2023 and later shuttered its retail store in 2025.

Kirkland-based Trinity Real Estate is representing the owners on the project, with founder Richard Leider noting that the idea to revitalize the space came roughly two years ago when Theo Chocolate moved out.

“The building itself always lent itself to fitting in with the community and being flexible, meaning it had multiple entries, multiple storefronts,” Leider told The Puget Sound Business Journal in April. “So, it was a good candidate for accommodating different tenancies. Therefore, the logical next step became, how can that breathe some life into this building for the next few decades?”

Redevelopment project calls for as many as six tenants

The redevelopment plan is slated to include as many as six tenants. Aside from Here Today’s three concepts, a 5,100-square-foot unit has been leased to Muddy Goose, a pottery business. Muddy Goose will provide pottery classes and studio space with kilns and is expected to open in October.

Here Today’s owners, Chris Elford and Dave Riddle, have operated their brewery’s taproom since 2022 out of 2815 Elliott Avenue near Seattle’s waterfront. Here Today offers an expansive food and beverage menu paired with weekday events such as Monday trivia nights, Tuesday bingo, and a meet-up spot for a Wednesday run club and post-run hangout.
