PCC Community Markets sets opening date for Madison Valley store after years of delays

A grand opening date for PCC Community Markets in Madison Valley has finally been announced after roughly a decade of delays in the development of the property.
PCC will open on Oct. 14, operating out of a 24,000-square-foot store located on the ground floor of The Arbory, according to the Puget Sound Business Journal.
The store, at 2925 E. Madison St., anchors an 82-unit mixed-use development. A roughly 1,500-square-foot retail space in The Arbory remains available. PCC will occupy a majority of The Arbory’s retail space and employ roughly 75 workers.

PCC faced years of delays after a land-use dispute with neighbors
PCC initially signed its lease in 2016, but the opening had been pushed back several years due to development delays.
A major roadblock in the plan was a land-use dispute between the project’s developer, Velmeir Cos., and nearby residents. The dispute centered on plans to demolish the decades-old City People’s Garden Store, according to the Puget Sound Business Journal.
Despite strong pushback from the community group Save Madison Valley, the development was approved in 2021.
With the addition of the new Madison Valley PCC, the grocery chain will have 17 locations.
PCC has opened locations in Ballard, Burien, and Seattle’s Central District since it signed the Madison Valley lease in 2016.
In 2025, PCC opened its first small-format store in Seattle’s Rainier Square, in the same space where a full-size PCC closed in early 2024 after two years.
The Madison Valley opening comes shortly after CEO Krish Srinivasan announced he would retire after five years leading the company. PCC board chair Joe Rogoff is currently working to select the company’s new CEO.
Srinivasan said that there would be no changes in PCC’s strategy or day-to-day operations during the transition.
Aside from the Madison Valley opening, PCC is also working through a $3.5 million investment in its Columbia City location at 3610 S Edmunds Street. The company is upgrading food-service equipment, reworking the store’s layout, and removing walls, fixtures, and equipment.
